This strategic choice situates us in a unique market segment that is typically beyond the reach of individual investors and smaller investment firms, yet remains under the radar of large institutional investors. Our geographical focus sharpens on secondary and tertiary markets within the thriving regions of Washington, Oregon, Montana and Idaho.

We have developed a proprietary system to evaluate these markets, incorporating over 15 different socioeconomic, geographic, and competitive factors. This comprehensive analysis allows us to pinpoint markets ripe for investment with precision.

Our approach to enhancing value within our real estate portfolio is both comprehensive and strategic. We target multifamily properties that exhibit low to medium density, recognizing these as prime candidates for substantial growth and value creation. Each potential acquisition undergoes a rigorous selection process to ensure that our investments are made well below the estimated replacement cost, therefore maximizing value creation opportunities. Once acquired, we engage in strategic repositioning of the assets, meticulously allocating capital with precision and efficiency. This process is designed to not only enhance the intrinsic value of these properties but also to elevate their market appeal and operational performance, thereby maximizing the overall potential for substantial value growth in our investments.

Our development approach is equally methodical. By identifying markets underpinned by solid fundamentals, we are able to secure land that either comes with existing entitlements or pursue options for lands without such entitlements. The end goal is to construct modern, high-quality multifamily residences. These developments cater to a diverse market, including college students and the workforce, offering them housing at competitive market rates.
